Rowes Wharf

Constructed in 1987 by Beacon Construction, this project is a classic example of Soep's goal to always exceed the customer's expectations. Our Commercial Painting and Wall-Covering Service Group performed all painting and wall covering requirements. Serving as a focal point for Boston historic waterfront, the 665,000 square foot building contains condominiums, a 230 room hotel, restaurants, commercial offices and an underground parking facility. The ownership of Rowes Wharf and their construction partners have continued to put their faith in Soep Painting for their painting, coating and wall-coverings requirements during the 2 major renovations projects since the original construction.

John Joseph Moakley United States Courthouse

This 790,000 square foot building was constructed in 1997 by Clark Construction Co. Soep's commercial painting and wall-covering service groups performed all finish painting and stenciling. Complex multi-color applications and stencil work on walls and ceilings required an artist's care and complex rigging and staging. Soep's "eye for detail" was tested by transferring detailed patterns from the architect's drawings, transforming them into approximately 7,000 linear feet of stencils. Having demonstrated unique abilities and craftsmanship, and a dedication to exceeding expectations, the property manager continues to contract Soep for updates to painting and wall coverings.

Genzyme Corporation Kendall Square

Genzyme's state-of- the-art world headquarters in Cambridge, Massachusetts received the first "platinum standard" rating in America under the U.S. Green Building Council's LEED certification. The lead architect - Behnsich & Partners from Stuttgart, Germany, collaborating architect - Next Phase Studios from Boston and general contractor Turner Construction chose the Soep to perform all painting and specialty wall and ceiling finishes during construction utilizing over 3,000 gallons of green seal certified environmentally friendly eco spec paint from Benjamin Moore. As described by the architectural team, "This 12 story building was designed with a serious multi-color paint program as a way of making the environment more interesting and friendly."

MIT - The Ray And Maria Stata Center

The Ray and Maria Stata Center with its unique Deconstructivism design and 713,000 square feet of floor space was one of Soep's most challenging projects. Designed by Pritzker Prize-winning architect Frank Gehry for the Massachusetts Institute of Technology, the most obviously and notable feature is the use of curved walls and other unorthodox building angles. The complex is largely built upon two eight-story 'U' shaped towers, named the Gates Tower ("Tower G") and the Dreyfoos Tower ("Tower D"). Both towers are situated upon a four-story plinth called "The Warehouse". From above, another interesting feature is revealed as the complex layout is a hub-and-spoke design. Research areas branch out from the hub areas that contain the common public services such as elevators, lounges, conference rooms, toilets and reading rooms. Soep's commercial painting and wall covering service group completed this project with 25 dedicated and highly skilled painters and wallpaper installers.

Four Seasons Hotel

For many years, Boston's Four Seasons Hotel has considered Soep's attention to detail as "nothing short of 5 stars." Our commercial painting and wall-covering service group has performed extensive renovation work for the Four Seasons included stripping of existing wall covering, painting of trim, doors and frames, and re-hanging of new vinyl and fabric wall coverings. The general contractor Suffolk Construction and the ownership team have benefited from utilizing Soep's large wall covering crews to meet very aggressive schedules while the hotel remained in operation.

The Intercontinental Hotel - Boston

The Intercontinental Hotel, a luxury, landmark project is a new focal point for Boston's landscape and contains 420 hotel suites as well as 120 luxury condominiums. The Soep commercial painting service group performed all interior painting, wall covering, Venetian textured plaster, specialty wall systems and exterior canopy painting for the general contractor, LendLease (Bovis). Among many other accolades, The Intercontinental has been named one of the ‘Best Hotels in the World' by Condé Nast Traveler magazine.

Third Square Apartments

This new residential community at 303 3rd Street in Cambridge, MA is at the heart of Kendall Square. Two buildings consisting of 548 condominiums and rental units house both faculty and alumni of Harvard University, M.I.T. and Massachusetts General Hospital. Soep was contracted to provide interior painting and wall covering services on over 2,000,000 square feet of wall surface using a crew of 40 plus painters while meeting a very demanding schedule for the property's ownership and the general contractor - LendLease (Bovis).

Nieman Marcus - Natick Collection

The Soep commercial team was called upon to complete all the painting, wall covering, faux finishing, ceiling and wall graphics for the uniquely designed 100,000 SF Neiman Marcus in Natick, Massachusetts. Over 50 different impressive and high fashion signature brand wall coverings were installed. Soep procured many of these materials from specialty manufactures overseas including a highly custom "mother-of-pearl" material. Over 70 different custom paint colors were used in this project. Neiman Marcus, a world-renowned high-fashion retailer, demanded very strict tolerances to reflect their brand and the visual quality of the products throughout. Soep and Neiman Marcus worked hand-in-hand through the complexities of the project, delivering nothing short of amazing final results.

Park Plaza Hotel

The Boston Park Plaza Hotel needed 960 rooms on 10 floors repainted and new wall coverings installed within a very tight schedule during their holiday season. From the project planning phase, Soep worked hand in hand with the ownership to develop a comprehensive schedule to meet the project needs. Starting with demolition and preparations followed by installation of painting and wall covering, The Soep Painting Commercial Painting & Wall Covering Service Group utilized a crew of 25 of their most skilled craftsmen to exceed the owner's expectations by completing an entire floor every 7 days without disruption to ongoing operations and guests.Since the original renovation, The Park Plaza Hotel ownership has asked Soep to work on several subsequent projects.

Millennium Place

Millennium Place is home to the new Ritz-Carlton Hotel, custom condominiums and AMC Loews Boston Common 19. Soep was proud to be selected to perform all finish painting, faux finishing and specialty coatings for this impressive downtown project. Confronted with an aggressive schedule to complete all 3 sections of the building at once, the commercial painting and wall covering service group utilized a working foreman alongside 30 painters and wall-covering installers for each section of the building simultaneously.The project ownership, Millennium Partners, was delighted and impressed by Soep's ability to meet every schedule requirement while still providing uncompromised quality. They have since asked Soep to participate in a substantial renovation at the Ritz and other major projects such as 179 Lincoln Street, Boston.

Landmark Center

This award winning project transformed the 1929 Sears, Roebuck and Company warehouse into a state-of-the-art 1.5 million square foot commercial complex. The building's historic distinction and massive size posed many unique renovation challenges including high standards set by the secretary of interior. Both the Soep commercial painting & wall-covering service group and industrial painting and coating service group provided many restoration and specialty services including cleaning and water blasting of existing ceilings, all finish painting and application of metallic finishes to the atrium. The building has since been placed on National Register of Historic Places and is a daily hub of activity in Boston's Fenway neighborhood.

Blackfan Research Center

This brand new 25 story medical center building in the heart of the hospital district was built by William A. Berry and Son. Soep performed all painting, wall-coverings, and complex multi-color and metallic coatings. Soep's work also included industrial applications in the parking garage, base building and mechanical spaces. The ownership and general contractor realized the value of packaging these work components with the Soep Painting Corp.

Hynes Convention Center

Soep Painting was chosen to perform all interior painting during the 2008 Phase 1 renovation of the Hynes Convention Center. This Back Bay complex is home to 193,000 SF of exhibit space, 71,644 SF of meeting space, 38 permanent meeting rooms, a 24,544 SF grand ballroom, and 60,000 SF of function, cafeteria space. Soep impressed the property ownership, Sasaki Architects, the Massachusetts Convention Authority and Tishman Construction by completing all interior painting and wall covering below budget and in less than 65% of the allotted scheduled time without disruption to the center's ongoing events.

Harvard University

Harvard University's Northwest Science Laboratory building project utilized many innovative techniques and required the combined efforts of the our commercial and industrial teams to meet Harvard's impressive plans. The overall project consisted of 470,000 square feet of laboratory space on 8 levels, new classrooms and science laboratories, and a chilled water plant designed to cool 5 million square feet of space throughout seventy-five Harvard-owned buildings. Soep's broad and complex scope of work included:

  • All finish painting
  • Application of a variety of specialty coatings in the laboratories
  • Anti-slip chemical resistant floor coatings
  • Seamless waterproof rubber flooring systems
  • Concrete polishes on mechanical room floors
  • Intumescent fireproof coatings on architectural exposed structural steel 

Soep and Harvard University continue to enjoy a strong relationship to this day.

One International Place

One International Place is Boston's fifth-tallest building, standing 600 feet tall with 46 floors. The building was constructed in 1987 in the financial district of Boston and remains today a prominent feature in the city's skyline. The elements of the complex include 2 towers and several smaller office building all connected by a central court dome. The court features a rain fountain and distinctive imported marble and granite from Spain, Italy and Africa. The interior minimizes columns, greatly enhancing space efficiency and provides work locations with panoramic views. There is a secured underground parking with over 800 spaces and 38 high-speed passenger elevators. Our commercial painting and wall covering service group provided all painting and wall covering services during original construction.

Harvard - The Bright-Landry Hockey Center

Soep played a prominent role in the renovation of Harvard's Bright-Landry Hockey Center prior to it's reopening for the 2014-15 season. Working for Lee Kennedy Co Inc., Soep performed all painting throughout the complex, including steel and concrete surfaces. A new flooring system was also applied by Soep, consisting of a 100% solid epoxy flake with a polyaspartic top coat. The team worked under tight deadlines while ensuring that existing game and practice schedules were not impacted. Sherwin Williams paints and Duramar epoxy flooring products were utilized throughout.
